Duplex Addition
This client had an empty former office space adjacent to an existing apartment with no access to laundry. We designed a new space, using the empty office space to provide separated laundry for the newly created duplex. The addition was designed for wheelchair access, spacious bathroom, and an open concept.
Unrecognizable
Beginning with an office space turned storage cache, we removed all partition walls and began making this split level floor into one continuous space.
Every wall, including some exterior wall relocation was new here, allowing for ample bedroom space and cohesive storage while maintaining an open, airy floorplan.
Laundry Access
The apartment adjacent to this unit had no laundry access, thus the design here included adding laundry for both units during the course of the project.
Intent
A tight, but full-featured kitchen was a must. We accomplished this with lots of functional storage and counterspace, topped off with extra seating at the island bar.
With a table under the dining light, tenants are left with plenty of room to move throughout the kitchen and dining area, and out onto the deck through the back door.
Retreat
A large soaking tub tops off the bathroom, where you have counterspace, accessible storage, ease of travel, and a linen closet at the end.
Comfort
Each bedroom has a view of the orchard, lighted closets, and outlet spacing designed to make furniture placement a non-issue.
Handcrafted
This custom island light fixture was the finishing touch on this project, tying everything together.
Major Upgrades
The laundry list on this project started with some evident dry rotting fascia, block wall and chimney facelift, window replacement, and some R&R in the bathrooms and kitchens. Once we got started, hidden issues presented themselves. We ended up rebuilding much of the failing block wall, repair rotten siding and framing, replace fascia, rebuild two decks (add a third), and other exterior repairs for this recently acquired rental unit.
Neglect
This property was a little worse for wear after the aging prior owners reached a point that they couldn't manage the upkeep. The new owner had us look over the property prior to purchase, and work up a full estimate to tackle over the the next several months after the sale was complete. This rot was cause by improper connection of a block wall to the garage.
Disrepair
Weather, a blind eye, and a little time really took its toll on this property. Many of the updates to this home required some big steps back before we could move forward
Safety
Behind this wall are two separate garages. If the power goes out, or the garage door opener malfunctions or fails, there was no way to access it.
This situation could be a liability or major safety hazard for the tenant.
Facelift
Once repairs were completed, we were able to move on to giving this entire property a new look.
The privacy wall received a Genstone faux stone facade with their capstone wrapped at the ends for a truly iconic look.
Positively Composite
Two failing decks at the rear were demolished and rebuilt to be a usable, enjoyable space for each of these units. The previously unfenced backyard was also fully enclosed.
Moving Up
Both chimney facades were rotten all the way down to the attic, so they were rebuilt and refaced with matching Genstone to the wall. Pictured here before the new stainless steel caps arrived.
Revisiting The Garage
Access to both garages and their respective breaker panels is no longer an issue. New, secure doors for both sides completes this side of the house. (Pictured here before paint)
Statement
Throughout this project, neighbors would come up and tell us how much this prominent corner property had been declining over the years, and how excited they were to walk by and daily be amazed at the changes. A true transformation to become a centerpiece in the neighborhood!
Red Carpet
Well, not quite, but walking up to the front door of this property has been completely transformed. A spacious front deck inside the privacy wall allows for summer seating, holiday decorations, and child play without venturing out to the yard.
Curb Appeal
Talk about a complete transformation!

Pet Damage Repair
Irreparable damage to the carpeted flooring and underlayment, drywall, and trim required removal of 2 layers of underlayment in this decades-old DIY addition. Building back up and getting this part of the house ready as the family was in the process of moving in was no small feat.
Salvage
Unfortunately, sometimes we can't save what's been hiding under carpet, and things just need to come out to ensure a healthy environment.
Uneven
This section of the house was added on off-the-books decades ago, leaving us to meet a couple different floor heights by the end
Heading In The Right Direction
We need a solid, level base for the beautiful herringbone LVP going in here, and quality underlayment is the way to go after fixing damaged and loose floor joists.
Tie-In
One bedroom and three closets all tied together here, ready to move on to the second bedroom. We opted to leave the second bedroom slightly raise because the underlayment was able to be repaired rather than completely removed.
Continuous
Here we are almost finished creating a cohesive space. As you can see, the family is moved in at this point, so we're moving furniture to install the pre-painted pine trim. Once installed, we went back through to fill nail holes and do touch up paint, putting the furniture back for the last time.
Complete Bathroom Remodel
Deep water damage in this bathroom necessitated complete underlayment replacement (including substantial subfloor repair), and complete tear-out down to the studs in the shower bay, so the owner opted to take the opportunity to upgrade and make sure things were done right elsewhere.
Moisture
Moisture control is a necessary consideration in any bathroom, but especially important here in the valley.
This bathroom had an "afterthought" vent fan through the wall that wasn't up to the task of keeping this room fresh. Combined with a DIY tile job with failing grout throughout, we were looking at substantial tear-out to facilitate a proper, lasting repair.
Rebuild
After subfloor repairs, fresh underlayment went down, drywall was patched, and all wallpaper was removed to prepare for a fresh, new, properly vented space.
Blended
A full skim coat, new texture and paint completely transformed the feel of the bathroom, and we haven't even reached the main event.
Accents
PVC wainscotting throughout really leveled up the remodel.
This was a live-in remodel of this families only bathroom, so while they made arrangements for showering, the toilet was reinstalled at the end of work each day, and they had a clean room to walk into while we were away for the night.
Luxurious
We strove to make the absolute best of the space we were given here, making a small room feel spacious, and this sleek tile with simple contrasting grout did the job. Pictured here right after wipe-down. Click through for the final results!
Back In Business
Bright white ceiling, combo heat/fan/light, properly sized and vented, light green/blue walls evoking the feeling of the sea breeze... I was jealous of this one.
